time is after 4:00 p.m.

Due to the nature of
vacation rentals,
cleaning services can
require additional time.
Residences are not
always available at the
earliest listed check-in
time, especially during
peak seasons. A credit
card or cash deposit of
USD250.00 will be taken at
check-in to cover any
incidentals, damages,
etc. Cash deposited will
be mailed by check in 14
business days.

Check-out time for all
properties is 10:00 a.m.
and is strictly
enforced. Any request
for late check-out must
be approved by Front
Desk (only when that
particular home is
available/not a
back-to-back booking).

4. ADVANCED RESERVATIONS
Reservations are
accepted up to one year
in advance. Those that
are made for a future
period, for which rates
have not yet been set,
are considered
tentative. Once rates
are set, notice will be
given. At such time,
guests will have the
option of guaranteeing
their tentative
reservation with a
deposit.
5. GROUP RESERVATIONS
Groups reserving 10 or
more vacation
residences, which meet
specific booking
requirements, may be
eligible for discount.

Marketing Department for
details.
6. MINIMUM LENGTH OF
STAY
Length of stay
requirements vary by
property and time of
year. Rentals that do
not meet the minimum
stay will be charged a
one time cleaning
fee.Fees vary by size of
home/condo. Please
contact the reservation
department for details.
7. DEPOSITS AND FEES
To confirm a reservation, a USD 250.00 deposit at the time of the booking is required. The final payment of the reservation must be paid in full 30 days prior to arrival date. If a credit card is used for payment, the credit card holder must present the credit card and sign the sales draft slip at check in.
8. PAYMENT
Full balance MUST be paid 30 days prior to arrival. <> Any balance owing after check-out is automatically charged to the credit card on file.
9. TAXES
Florida Law requires that sales tax and occupancy hotel-motel tax be collected on all rentals. Tax requirements are subject to change by state and local taxing authorities
10. REFUNDS AND
CANCELLATIONS
Changes or cancellations received by Advantage Vacation Homes 31 days or more prior to the arrival date are subject to a (USD50.00) processing fee. If received 30 to 15 days prior to the arrival date, the guest will forfeit (USD250.00) of the rental. Cancellations received within 14 days of arrival or no-show will forfeit 100% of the rental. Special Cancellation terms apply to special events and holidays - please ask your reservationists for more detail. Please retain you cancellation number as a proof of proper cancellation notice. No refunds are granted for early departure and/or eviction. No refunds or reductions in rent are granted for mechanical failures or malfunction, interruption of utilities or other maintenance problems concerning air conditioners, heaters, dishwasher, washers, dryers, televisions, VCR, DVD players, swimming pools, other appliances and amenities.

13. PARKING
The number
of available parking
spaces will vary
according to the
property. Many
properties have
restrictions for trucks,
campers, boat, trailers,
etc.
14. SMOKING
ALL
residences are
designated non-smoking -
smoking is allowed in
pool areas and on
balconies.
15. PETS
Pets are
not allowed in any
Advantage Vacation Homes
property. Should a pet
be found in any home, a
USD250 fine will be
charged.
16. SPECIAL NEEDS
If you have
special needs, please be
sure to request them at
the time of reservation.
Our staff will
accommodate everyone to
the best of their
ability.
17. BARBECUE GRILLS
Some
communities and private
residences are equipped with
barbecues grills. Please use
caution when grilling.
Note:
Outdoor grilling is
permitted only in designated
areas. Grilling on pool
decks, balconies, or
screened porches is
prohibited by law.
18. CRIBS, HIGHCHAIR AND
SOFA-BEDS
MOST of
our vacation homes have
a crib, highchair and
sofa-beds. Any
additional requests are
subject to a rental
charge.
19. POOL HEATING AND
SAFETY
Guests acknowledge that lifeguards are
not provided. Guests are
responsible for the
safety of themselves,
their children, and
their guests. NO
reciprocal agreements
exist between
properties. Pools are
for the use of property
residents and guests
only. There is an extra
charge for the heating
of the pools and
MUST
be pre-paid prior to
arrival. (NOT
ALL POOLS ARE HEATABLE)

Office. Pools will be
cleaned weekly and there
will be times when the
pool must be treated
which may render the
pool temporarily
unusable. This will be
done according to the
pool maintenance
department schedule and
unfortunately cannot be
scheduled according to
guests. When it rains or
when screen doors are
left opened bugs and
debris might get into
the pool. We have
provided each pool with
a net in case this
happens.
20. TELEPHONE SERVICES
AND CHARGES
All residences have a telephone, which
is not connected to a
central switchboard. A
credit card, calling
card, or phone card is
required for long
distance calls and an
activation fee may be
charged. Most local and
toll calls are free. For

21. LOCK-OUT CHARGE
Should you be locked out of your rental
residence during office
hours, we will make
every effort to provide
you with a spare key at
no charge. However, an
after office-hours
lock-out will result in
a USD50.00 charge.
22. GUEST SERVICES AND
ATTRACTIONS
Our staff is highly trained in the
hospitality industry and
can assist with local
area, directions, dinner
reservations and
recommendations, area
attractions and much
more. We sell discounted
theme park tickets, as
well as discounted
dinner show tickets. Why
wait in long lines at
the parks and pay full
price, when you can save
money and time by
purchasing tickets at
the Front Desk. Please
refer to our ticket
pricing sheet.

23. CAR RENTAL
To assist our guests with their vacation
planning, we also
provide car rentals;
choose from economy size
car to the family mini
van, at discounted
prices. All taxes,
surcharges, optional
insurance and additional
fee's are paid by the
renter directly to the
rental car agency at
time of pickup. Subject
to availability, based
on rental car
availability.

24. TRAVEL INSURANCE
We offer travel
insurance that will
cover trip cancellation,
trip interruption,
travel delay (daily
limits apply) and
emergency assistance.
The cost is 6.5% of your
nightly rate excluding
tax.
The payment
is non-refundable and
may not be purchased
after arrival.
No coverage is
in force unless payment
has been made for this

SUBSTITUTIONS
Management strives to comply with
all reservation requests
for specific vacation
residences. However, due
to changes in residence
ownership, unforeseen
mechanical problems, or
any other unforeseen
circumstances, we cannot
guarantee a specific
rental property. We
reserve the right to
change assignments
without notice or
liability should a
residence become
unavailable.
26. AGE
We will not rent to vacationing students
or singles under 21
years of age, unless
accompanied by a
guardian. Any
reservation made under
false pretenses will be
subject to forfeiture of
advance payment of rent
and deposit and possible
eviction.
27. BEHAVIOR
Loud or unusual behavior is strictly
prohibited. Management
reserves the right to
evict, without refund,
any person who creates a
disturbance or becomes a
nuisance. Violation of
any property rules,
including but not
limited to the throwing
or dropping of any
object from patios and
balconies, will result
in immediate eviction
and forfeiture of rent
and deposit.
28. ENTRY OF PREMISES
An authorized employee or repairman may
enter premises during
regular business hours
for any purpose
connected with the
repair, improvement,
care and management of
the premises. The home
you occupy may be listed
for sale. If so there is
a possibility that our
real estate office will
call you and request a
convenient time for a
showing during your
stay. Every effort will
be made to schedule
showings so as not to
interrupt your vacation.
29. VACATION RENTAL
MANAGERS ASSOCIATION
Advantage Vacation Homes is one of the
founders of the Central
Florida Vacation Rental
Managers Associations
and is proud to be a
member adhering to its
rules of ethics and high
standards of property
management.
30. AGENCY DISCLOSURE
Advantage Vacation Homes serves as the
agent and representative
of all owners of
vacation properties in
its rental program, and
is acting, at all times,
in and for the best
interest of the owners.
31. DAMAGE WAIVER
A Home Damage Waiver (HDW) is Mandatory,
and can be purchased for
USD45.00 to be used in
case of accidental
damage done to the home
above normal wear and
tear. In addition a
credit card deposit will
be taken at check-in to
cover any additional
charges.
Home Damage
Waiver conditions
As a guest
(the person registered
and all the persons
sharing the same rental
unit) who has purchased
a damage waiver staying
at Advantage Vacation
Homes property, you will
be not obligated to pay
for loss or damage to
the contents of the
rental unit you occupy.
The damage waiver is
limited to a maximum
total of USD
750 damage
payment for stay and is
applicable for the
entire stay. (From
check-in to the time of
check-out).
Damage
Waiver Coverage does not
include:
1. Acts of
God
2. Intentional acts
of guests.
3. Gross negligence
or willful conduct.
4. Any cause, if the
guest does not report
the damage to Advantage
Vacation Homes staff by
the time they
check-out of the unit.
5. Normal wear and
tear.
6. The waiver
applies only to the
direct physical loss or
damages to a covered
property. It does
not cover loss of
use of such property.
7. The waiver does
not apply for loss or
damage to any property
owned by or brought into
the
premises by a guest (s).
Reporting
Damages
All damage
must be reported
immediately to Advantage
Vacation Homes staff.
Such staff will have the
sole authority to
determine the extent of
repairs necessary to the
property. The guest must
report any loss or
damage to the unit or
its contents to
Advantage Vacation Homes
management or this
damage waiver is voided.
Advantage Vacation Home
representatives have
ultimate administration
authority. Arbitration
is required prior to
litigation. The
prevailing shall be
entitled to recovery
and/or reimbursement of
all fees in connection
with same.
Damage
Waiver Effective Term
A. The
damage waiver becomes
affective upon check-in
to Advantage Vacation
Homes unit.
B. All benefits
terminate at the end of
the stay.

32- VACATION HOMES
EQUIPMENT
All our homes are fully furnished. Each
home has its own
swimming pool. Heated
pools are available in
the cooler months for an
additional cost and must
be requested at the time
of booking. Each home
provides linens and
towels, washer/dryer,
iron/ironing board, hair
dryer and a fully
equipped kitchen with
coffee maker, microwave
and refrigerator. Each
home also has cable
television, VCR and /or
DVD.
34- A SPECIFIC HOME OR
SUBDIVISION REQUESTS
Subject to availability at the time of
booking.
35- REQUESTS GUARANTEE
We reserve the right to place a
reservation in an
alternate home of equal
standard prior to
arrival should the home
that was assigned have a
maintenance issue, or if
the owner decides to
sell their home.
36- STAY EXTENTION
If the home or condo is available, and
has not previously been
assigned another
reservation, you may
extend your stay in the
same unit. If we have to
move you to another
unit, the minimum night
stay for the extension
of the booking will
apply.
37- VACATION RENTAL
OWNER
There are times when the owner occupies
their own vacation home,
but this is a second
home for most owners,
and primarily used for
vacation rentals.
38- PROPERTY BROCHURE
It is impossible to keep a current
brochure of all the
homes we have as new
owners are added to our
inventory on a frequent
basis. We do have a
brochure and maps
indicating the general
location of our
properties, which are
all in close proximity
to the major
attractions.
39- LOCATION VS. ORLANDO
We have homes in and around the
Kissimmee area ( Disney
World Resort area )
which are zoned for
short term rental.
Orange County Homes {
Orlando }are not zoned
for short term rental.
40- THE ORLANDO
CONVENTION CENTER?
About 30 minutes drive from our office &
depends on the traffic
and your home location.
Interstate 4 is the
main artery running from
Daytona Beach to Tampa ,
and cuts through
Kissimmee , allowing
easy access to the
convention center and
all major attractions
the area has to offer.
41- THE BEACH ACCESS
Our homes and condominiums are located
in Central Florida ,
allowing easy access to
both the east and west
Coast beaches. Cocoa
Beach and Daytona Beach
, on the east coast are
both approximately an
hour's drive away, while
Clearwater and St.
Petersburg Beaches on
the west coast are
approximately 1 ½ hours
drive away.

TRANSPORTATION
No, our homes are located in residential
neighborhoods, and this
self catering
accommodation requires
transportation due to
the fact there is no
public transportation in
these areas.

and condominiums in 3
neighboring counties
near the Walt Disney

HOME/CONDO
We have 4 categories of homes, to cater
to the needs of the
budget conscious all the
way to the luxury
seeker. Each home,
regardless of size or
category offers the same
amenities as outlined in
the first question "Are
the properties fully
equipped?" but they
differ in style and
'feel'. The Bronze homes
are the most basic and
often still have the
original furnishings,
which are simple in
content and design. The
Silver home has a more
polished appearance and
the Gold is more
luxurious and stylish in
its appeal. Our Platinum
homes offer a designer
look and are our
top-of-the-line homes.
