| The house is located close to both Kissimmee and Orlando in central Florida, just 11 MILES FROM WORLD DRIVE, the entrance to DISNEY WORLD, EPCOT CENTRE, DISNEY MGM STUDIOS, ANIMAL KINGDOM and TYPHOON LAGOON. There is a CHAMPIONSHIP 36 HOLE GOLF COURSE, plus tennis courts only a few minutes drive away, at Orange Lake Country Club. Cocoa Beach and the Kennedy Space Centre are about one hour’s drive away, whilst the drive to Tampa and the white sands of the Gulf Coast takes about one and a half hours. |

| Hampton Lakes is a very prestigious and quiet residential community surrounded by orange/ citrus groves. Orlando International Airport and downtown Orlando are both within 30 minutes easy drive. Hampton Lakes also has a recreational area, which includes tennis, volleyball, children’s play area, picnic area and swimming pool. |
|
| There are a number of small, good quality family restaurants along Highway 192, if you require a wider variety of food, then a ride to downtown Kissimmee is a must. There you can choose from nearly 6 miles of restaurants offering Mexican, Indian, Italian, Chinese, you name it. |

| The house occupies a large plot with approximately 2,336 SQUARE FEET OF LIVING SPACE. The accommodation is FULLY AIR CONDITIONED THROUGHOUT and arranged on two storeys. |

| The ground floor features a family room, living room, a dining room, kitchen with large breakfast bar overlooking the FULLY SCREENED SWIMMING POOL, separate toilet, utility room with washing machine and dryer, MASTER BEDROOM SUITE, with queen size double bed, television, and its own private and very spacious en-suite bathroom and large walk-in closet. A large double garage provides ample room for your car. |

| The swimming pool alone will make the holiday for many guests. The beautifully shaped pool is 28ft x 14ft wide, with a lake view. The porch and pool area is fully screened to enable you to enjoy the pool and outdoor life long into the warm nights without having to worry about things that fly and, to complete the idyllic scene, the pool area is equipped with loungers, table, chairs and barbeque– a perfect arrangement for alfresco eating and entertainment. |

| The kitchen is fully fitted and has every appliance that anyone could possibly need, including a full size electric cooker, dishwasher, microwave oven and an enormous fridge freezer with ice- maker. Cutlery, plates etc. are also provided including pool- side glasses. |
|
| The large utility room has a large capacity automatic top loading washing machine and tumble dryer, ironing board and iron are supplied together with a vacuum cleaner and a mop and bucket. There is a separate toilet with hand washbasin and mirror located next to the front entrance hall. |
|
| On the first floor there are THREE FURTHER DOUBLE BEDROOMS, two bedrooms have twin single beds and the other larger room has a king size bed with a walk in closet and two seat sofa. All bedrooms have bedside cabinets, clock radios and lamps. The first floor bedrooms share a beautifully appointed bathroom with twin hand basins, toilet, bath and fitted shower. ALL bedrooms are carpeted throughout and have wardrobes, and ample drawer space. |

I rented this home for a 5 day vacation for myself, my husband, our daughter, son-in-law and 3 small grandchildren. It was great!! Very clean, beautifully decorated. It provided for all our needs. And the pool was a huge hit with the kids. My only 2 problems were: 1) We were not given the complete security code, so we had to deal with a screaming siren for about 10 minutes; 2) the listing said 3.5 bathrooms and there were in fact 2.5. Not a big deal, but we had expected 3.5. Regardless, we would stay again anytime. Good price, too!!!

This was a nice House to stay at; however, after you unpack, please do a thorough inspection of the entire house, because Advantage doesn't. We had problems with the Stove, Washington Machine, Alarm, bathroom fixers not working and an uncleaned pool.
